Annually, PropTech Bulgaria issues BULGARIA: PropTech Mapping Report, in order to position in the most precise way the country internationally. We believe that it is absolutely impossible to position a country without proper information and steady research on an annual basis. BULGARIA: PropTech Mapping Reports contain high-end market expertise, contacts with high-potential PropTechs, industry trends analyses, etc.

We are proud that Bulgaria is among the first few countries with such extensive PropTech Mapping Reports. The edition on Bulgaria has been released for 5 consecutive years now. This fact ranks us among the forerunners in the research approach to international PropTech development of countries, and we are glad to be a vital inspiration to many other European countries to issue such reports. PROPTECH BULGARIA HAS BUILT THE LARGEST EXISTING DATABASE OF EUROPEAN-ORIGIN PROPTECHS

Year-to-date, the core database consists of 4 300+ European-origin PropTechs, and the extended database amounts to 5 400+ European-operating or related companies. Additionally, we also track PropTech development in the UAE and the GCC countries.

Furthermore, in 2022 we initiated and became one of the 4 Founding Members of the European PropTech CrossBorder Initiative which is on its mission to facilitate the international Business Development and expansion of PropTech companies beyond borders in Europe.

We are the only organisation which releases information about CSEE PropTech. In 2020 we issued ‘South-East Europe PropTech Trends 2020’ and in 2021, ‘Central & South-East European PropTech in Numbers: 2021’ (released on 10.10.2021). In 2022 we started releasing bi-monthly CSEE News on 6 countries from the region, namely, Bulgaria, Hungary, Czechia, Poland, Romania, and Slovakia. This is the only place where you can find regular statistics and trends of the Construction & Real Estate in all these countries. This is the fifth edition of BULGARIA & CSEE: PropTech Mapping Report, the only document which analyses the tech industry of PropTech in Bulgaria & the 10 Central & South-East European countries. Bulgaria is the first country together with Italy which issues national reports on PropTechs for such a long time, and we are very much satisfied and proud of the fact that we have been a forerunner and an example to other European countries to follow suit.

The results of this current 2023-edition Report are based on analyses of PropTech companies derived from our own databases. Since 2018 PropTech Bulgaria has been building its database of European PropTechs which by 01.01.2023 reaches to 4 299 [European-origin PropTechs from 32 countries, this is the ‘core database’] and 5 350 European companies [inclusive of such which are not of European origin, this is our ‘extended database’]. The amount of PropTechs in our core database equal 91.8% of all existing European-origin PropTech companies, as of 01.01.2023.

Weekly, we update the database with new input: we add up operating companies, and remove dead ones.

Likewise, we update regularly our database on Bulgaria. We are the only organisation which has such a database of Bulgarian PropTechs not only in Bulgaria, but worldwide. Since there is no state register which contains information on PropTech firms in our country – similarly to almost all other European countries – we in our capacity of being the national PropTech association of Bulgaria, have been scouting for and tracking Bulgarian PropTechs since 2018. This is the fifth edition of BULGARIA: PropTech Mapping Report, and you can trace the development in the number and type of PropTechs in Bulgaria here. In 2022 we have identified and added to our database 89 companies, 12 of which were established in 2022. This is standard process, which makes every new PropTech Mapping Report even more precious than the previous one. We accumulate data, increase the depth of our analysis, and enlarge the scope of the mapping. Since our 2022 Report we observe Bulgaria in the setting of not only CSEE countries [Central & South-East European], but also in the context of all 32 European countries.

2023 BULGARIA & CSEE: PropTech Mapping Report [5^th edition] reviews:

1.Some key economic parameters of Bulgaria, inclusive of the country’s performance in a number of asset classes [Industrial, Office, Retail]. The latter are being compared with the comparative data of the other 5 CSEE countries we observe (Czech Republic, Hungary, Poland, Romania, and Slovakia). Furthermore, we report on the PropTech types available in each of these countries juxtaposing them to the demand of the traditional Construction & Real Estate industry. Consequently, free market niches are clearly displayed.

2.  PropTech in Bulgaria: a complete profile in all major break-downs, such as, per life-cycle stages; business type of the target customer; asset classes; Smart City segmentation; ConTech segmentation; year of establishment. We pay special attention also to the newly established companies in 2022.

3. Bulgaria in international context in 2 aspects. One positioning Bulgaria in the CSEE, and the other – positioning Bulgaria in the Medium-to-high in PropTech countries which this year include the Netherlands, Spain, Sweden, and Switzerland.

Enview is acquired by Matterport in 2022. The company has created software for analyses of geospatial data.

Chaos merges with Enscape to become a global leader in 3D visualization in the real world and the metaverse. On 11 January 2022 the merger was announced. Read more here.

European brand Allterco Robotics and its Shelly smart home brand were added as the company entered the U.S. market and debuted as a public company in November 2021. This was announced by CEPro on 13 January 2022.
