This is the 4^th edition of the annual PropTech mapping report for Bulgaria.

BULGARIA: PropTech Mapping Report 2022 is the only source of information on the Bulgarian PropTech industry available worldwide.

Each year the team of PropTech Bulgaria dissects the industry following the widely recognized approach of categorising PropTech by 5 life-cycle stages. There are other classifications like the one of Unissu. Jll also released their own classification in Aug. 2021. However, we strictly stick to the first classification as the industry recognizes it as a universal language to interpret the specifics (national, regional, international, no matter the level of dissection), and a common ground for interpreting and comparing results.

Moreover, each year we add numerous new data to the initial core set of information. For instance, in the 2021 edition we did a funding analysis for the 1^st time. This year we deep-dive into numerous funding perspectives. Additionally, for the 1^st time we look at Bulgaria in the context of its neighbouring countries – the CSEE region. Furthermore, we see how Bulgaria stands in the Medium in PropTech countries, as Bulgaria’s performance and achievement are much more similar to the performance of these other 7 European countries.

Explicit and punctual data shapes out the free market niches alongside numerous bespoke advantages of the Bulgarian PropTech industry.

Bulgaria registers the largest number of newly established PropTechs on a yearly basis in 2020: 26 companies. This number is comparable to the one in 2019 when we have had 25 new PropTechs. The number of new companies registered in 2021 is 16 up to now (15.01.2022). However, this number will be changed in next-year report just as it happens with the 2021 figure.

In 2021 Mapping Report we registered 13 newly established in 2020 companies. As it turns out, there number is twice large.

The YoY increase in the number of Bulgarian PropTechs in 2022 vs 2021 report is a direct consequence from the newly identified PropTech companies which have been established in 2016 (133% increase), 2017 (27%), 2018 (25%), 2019 (32%), and 2020 (100%).

Number of PropTech companies in Bulgaria by 01.01.2022 is 190. The calculations in this 4th edition of BULGARIA: PropTech Mapping Report 2022 are based on 172 PropTech companies.

Bulgaria is the most developed PropTech country in the CSEE (Central & South-East European) region, holding a 30% share of all PropTechs in the Region. Next comes Slovakia and Poland.

Bulgaria also ranks in the Top 5 most innovative countries in the Region, the ranking being, Czech Rep., Slovenia, Hungary, Bulgaria, Slovakia.

Regarding the funding, ‘Out of South East Europe, Romania (UiPath, eMag), Bulgaria (Telerik, SiteGround), Croatia (infobip, Nanobit) and Slovenia (Outfit7) managed to produce a few big exits and companies with multimillion valuations. There are  more rising stars and future unicorns on the horizon, including Romanian FintechOS, Bulgarian Hyperscience, and Croatian Rimac. When it comes to VC funding per capita, Croatia and Romania are somewhere in the middle among European countries, followed closely by Bulgaria.’

Since Bulgaria is far ahead all 10 CSEE countries, it is more logical to review it in the context of Medium in PropTech European countries which are Belgium, Finland, Italy, Netherlands, Norway, Sweden, and Switzerland.

Bulgaria experiences a steady annual increase of PropTech companies in the last 3 years’ time, having a peak in 2020. This proves that the industry in Bulgaria is steadily rising which is not the case with the global industry. The peak of newly-established PropTechs globally was in 2015.
