The total number of Bulgarian PropTech solutions identified and analysed by PropTech Bulgaria is 114. The number rises to 130 when we add some Smart City solutions which don’t classify along the 5 PropTech life cycle stages, but are included in the 10th Smart City categories which are typical for categorising such tech solutions.
The YoY increase (2021 to 2020) of PropTech solutions included in BULGARIA: PropTech Mapping Report is 81%, inclusive of mobility solutions.
The YoY increase (2021 to 2020) exclusive of mobility solutions is 65 %
This increase is as a result from 2 factors. The first one is the 14 newly-established PropTech companies in 2021. The second one the increased number of PropTech solutions we at PropTech Bulgaria have identified.

Bulgaria has over 110 PropTech solutions along all 5 stages of the PropTech lifecycle. Romania reports to have over 100 PropTech companies that originate in the country. Czech Republic announces 50 PropTech startup and scaleup companies, and Slovakia stands out with 117 tech solutions in Construction and Real Estate. Thus, the SEE region contributes with over 370 PropTech solutions (exclusive of Greece where official numbers on PropTech don’t exist).
We daresay that the whole SEE region is represented on the world PropTech map by these 5 countries which are both the first-movers, and the drivers in this geographical area.
However, it is typical for countries to be highly specialized, and we are curious to know how each of these countries stands out in the PropTech sector.
We have to exclude Greece, though there are some remarkable PropTech solutions there, because there is not any national body to represent and officially to report on PropTech in the country. Let us first turn our focus to Bulgaria.
What does make Bulgaria stand out as a PropTech country?
2019 | 1st PROPTECH MAPPING REPORT IN BULGARIA
BULGARIA: PropTech & ConTech Mapping Report 2019 is the first PropTech Report of such type in and for Bulgaria. The purpose of the report is to provide an overview of the industry and companies in Bulgaria, which are currently developing cross-sectoral solutions in the fields of Property-Technology and Construction-Technology. The classification of the companies in the sector follows the life cycle logic of construction and real estate management. Thus, the report reveals which market niches are more densely populated and which are still unoccupied. The Report is downloaded by VC funds, Bulgarian and foreign media, foreign embassies, Bulgarian and foreign PropTech companies, Bulgarian nationwide industry associations, angel investors, management consultants, BIG5 reps, real estate agencies, IT companies, etc.
