PERCENTAGE NUMBER OF PROPTECH COMPANIES IN THE WORLD: CONTINENTAL LEVEL
2025 EUROPEAN PropTech Report: 37 Countries in Numbers is the 4th annual edition of the only pan-European PropTech Report. The analyses therein are grounded in the largest existing database of European-origin PropTechs.built and sustained by PropTech Bulgaria | CSEE PropTech.
The 1st edition of the current report in 2022 analysed 30 European countries. The 2nd edition [in 2023] – 32; the 3rd edition [in 2024] – 35 countries; this 4th annual edition has reached 37 European countries. In 2025 we add Cyprus and North Macedonia. There are only 2 related to PropTech companies in our extended database in North Macedonia, i.e. this country still is at the edge of entering our analyses. At the same time, indisputably, exhibiting graphics for countries with less than 15 PropTech solutions, data outcomes are too extreme. For this reason, we only observe them without giving graphic representations.
PropTech Bulgaria & seeproptech is the one-stop-shop for data and contacts on PropTech in Bulgaria and CSEE (Central & South-East Europe). The CSEE region comprises of 10 European countries. PropTech Bulgaria has been operating in PropTech for 9+ years now and is one of the first PropTech associations established in Europe.
The organisation has built and owns the largest database of European-origin PropTechs which account for 91% of all existing ones in 2025. The extended database exceeds 8,000 companies as of 01.03.2025.
PropTech Bulgaria has been releasing annual analytical reports on pan-EUROPEAN PropTech across 37 countries for 4 years now, and on Bulgaria & CSEE for 7 years now. Both series of reports are bespoke and unprecedented thus far.

The Report contains a PropTech profile per each of the 37 European countries arranged in an alphabetical order. The profile format is unified, thus making it easy for anyone to get an idea about a country and compare countries, as well as the 6 European geographic regions (CSEE, DACH, Nordics, South Europe, BeNeLux & France, UK & Ireland).
This Report is build on the understanding that each country has its own specific PropTech profile, thus making it strong in some areas; depicting the free market niches; showcasing the outstanding PropTech solution types one can find in this country.
We believe that such information will facilitates tremendously the crossborder Business Development opportunities for PropTechs in Europe.
The country profile information contains:
- Number of all PropTechs in the country
- Number of PropTechs analysed in this Report
- PropTech categorisation by the 5 life-cycle stages of PropTech, namely, (1) Invest & Finance; (2) Design & Build; (3) Market & Transact; (4) Manage & Operate; (6) Live & Work
- PropTech categorisation per asset type: Residential, Commercial, Industrial, Infrastructure, mixed. We have also depicted the number of City-level PropTechs which facilitate the Smart City development.
- PropTech categorisation per business model customers: B2B, B2C, mixed.
- Outstanding types of PropTech solutions in the country.
- Some outstanding specifics of the country, e.g. if it is the generator of Energy Tech solutions, or crowdfunding, or all-round services for Residential.
‘Market & Transact’ stage continues to hold the most dominant position (29.64%), however, we observe a decrease in its dominance four consecutive years. In the 1st edition of this pan-European Report released in 2022, its percent share was 33.36%.
The same trend is observed with the percent share of ‘Manage & Operate’ PropTechs, which usually rank 2nd in number. Its percent share has decreased from 20.65% in 2022 to 19.64% in 2025.
We perceive such a shift in relative shares due to the increase in ‘Design & Build’ (ConTech) solutions – from 16.29% in 2022 to 18.77% in 2025 (+2.48%) and ‘Live & Work’ (Smart City, Smart Building, Smart Home, ESG solutions) – from 17.24% in 2022 to 20.17% in 2025 (+2.93%).
The most PropTech solutions serve the Residential asset class. This is particularly true in countries where housing affordability is very low due to high prices per sqm of space, and high demand for properties in these countries.
