¿Cómo es nuestro proptech en el contexto económico europeo y global?

En este post te llevaremos por un recorrido por el proptech a nivel mundial y europeo que nos permitirá situar el verdadero lugar de nuestro ecosistema español ¿estáis listos?

Para hacer este análisis nos basaremos en algunos de los datos emitidos por el “2023 European PropTech Report: 32 Countries in Numbers” realizado por Proptech Bulgaria.

Europa es una región muy desarrollada tecnológicamente, y, obviamente también lo está en cuanto a proptech, de acuerdo con este estudio, Europa tiene más de la mitad de las proptech del mundo ¡Más de la mitad!

  • Latinoamérica: 5.27%
  • Australia y Nueva Zelanda: 4.33%
  • África: 1.66%

Europa tiene más proptechs en número que Norte América, y aunque es un número que puede llamar la atención, es un dato que tiene bastante sentido, se trata de empresas más pequeñas, ya que sus ámbitos de actuación también son más pequeños cuando se circunscriben a cada país, donde hablamos idiomas diferentes, y siendo además, Europa, un lugar donde existe una menor concentración de poder en el mercado inmobiliario, lo que significa que hay más oportunidades para nuevas empresas de proptech en diferentes áreas geográficas y nichos de mercado.

A día 1 de febrero de 2023 había casi 4.900 empresas de proptech operando en la unión europea. Nuestro ecosistema proptech español, tiene 554 empresas, esto significa, que nuestro ecosistema tiene un peso de más del 11% en el proptech europeo.

¿En qué subsectores del proptech destaca y no destaca España?

Resulta de especial importancia comparar las empresas que conforman los ecosistemas de los diferentes países de la unión, esto nos sirve, para compararlos, saber dónde hay más empresas de cada e identificar posibilidades de crecimiento entre los diferentes países.

Uno de los subsectores donde destacamos, es en la categoría de “Market & Transact”, donde ocupamos un segundo lugar, tras Reino Unido, y nos siguen Alemania, Francia, Suiza, Bulgaria e Italia, y es que es indiscutible nuestra importancia en este subsector, ya que, mirando nuestro mapaproptech.com, podemos ver que más del 60% de nuestro ecosistema son soluciones B2B y B2B2C para agentes inmobiliarios. Entre estas soluciones destacan en número las de CRM, Imagen, portales o valoración.

España también destaca en el subsector de “Invest & Finance”, siendo España el segundo país dominante por detrás del Reino Unido y seguido por Alemania, Suiza, Italia y Francia. Aunque si bien es cierto que no es necesariamente una buena señal tener proptechs-fintechs ya que existe una relación directa entre la asequibilidad de los hogares y el número de empresas que surgen para dar solución a los problemas de acceso a la vivienda.

El 20% de las proptechs analizadas dan solución en el subsector de “manage & operate” y en esta categoría aparecemos en la sexta posición por detrás de Reino Unido, Francia, Alemania, Suiza y Holanda.

También me parece interesante nombrar algunas categorías donde no aparecemos en el podio, por ejemplo: “Energytech” que lo encabezan países como Alemania, Francia, Finlandia, Bulgaria, Suecia, Holanda, Suiza y Dinamarca. No es de extrañar que aparezcan países del norte de Europa por condiciones climáticas, regulaciones más estrictas y seguramente una mayor conciencia ambiental, sirviendo algunos de estos países como modelos a seguir para otros, “Life and work” que incluye temas como Smart cities, smart buildings o smarthomes y que lo lideran Alemania, Bulgaria, Francia y Reino Unido y finalmente “Design and Build” liderado por Alemania, Francia, Reino Unido y Holanda.

Estos datos nos sirven para ver la desigual proporción de empresas de proptechs por áreas en los diferentes países de Europa, estas proptechs han nacido en gran parte por la necesidad de sus propios mercados, pero hoy, pueden encontrar oportunidades en otros lugares donde exista una menor competencia.

In this post we will take you through a tour of proptech at a global and European level that will allow us to situate the true place of our Spanish ecosystem. Are you ready?

To do this analysis we will rely on some of the data issued by the “2023 European PropTech Report: 32 Countries in Numbers” conducted by Proptech Bulgaria.

Europe is a highly developed region technologically, and obviously also in terms of proptech, according to this study, Europe has more than half of the world’s proptech – more than half!

– Europe: 50.24%.

– North America: 24.69%.

– Asia Middle East and Pacific: 13.81%.

– Latin America: 5.27%

– Australia and New Zealand: 4.33%.

– Africa: 1.66%

Europe has more proptechs in number than North America, and although it is a number that may be striking, it makes a lot of sense, as these are smaller companies, as their scopes of operation are also smaller when confined to each country, where we speak different languages, and Europe is also a place where there is less concentration of power in the real estate market, which means there are more opportunities for new proptech companies in different geographic areas and market niches.

As of 1 February 2023, there were almost 4,900 proptech companies operating in Europe. Our Spanish proptech ecosystem has 554 companies, which means that our ecosystem has a weight of more than 11% in the European proptech.

In which proptech sub-sectors does Spain stand out?

It is particularly important to compare the companies that shape the ecosystems of the different countries of Europe, in order to compare them, to know where there are more companies of each and to identify possibilities for growth between the different countries.

One of the subsectors where we stand out is in the “Market & Transact” category, where we occupy second place after the United Kingdom, followed by Germany, France, Switzerland, Bulgaria and Italy. Our importance in this subsector is indisputable, since, looking at our mapaproptech.com, we can see that more than 60% of our ecosystem are B2B and B2B2C solutions for real estate agents. Among these solutions, CRM, imaging, portals, or valuations stand out in number.

Spain also stands out in the “Invest & Finance” sub-sector, with Spain being the second dominant country behind the UK and followed by Germany, Switzerland, Italy, and France. While it is true that it is not necessarily a good sign to have proptechs-fintechs, there is a direct relationship between the affordability of homes and the number of companies that emerge to solve housing affordability problems.

20% of the proptechs analysed provide solutions in the “manage & operate” sub-sector and in this category we are in sixth position behind the United Kingdom, France, Germany, Switzerland and the Netherlands.

I also find it interesting to name some categories where we do not appear on the podium, for example: “Energytech” which is headed by countries such as Germany, France, Finland, Bulgaria, Sweden, the Netherlands, Switzerland and Denmark. It is not surprising that Northern European countries appear due to climatic conditions, stricter regulations and surely a greater environmental awareness, with some of these countries serving as role models for others, “Life and work” which includes topics such as Smart cities, smart buildings or smarthomes and which is led by Germany, Bulgaria, France and the United Kingdom and finally “Design and Build” led by Germany, France, the United Kingdom and the Netherlands.

These data help us to see the unequal proportion of proptech companies by area in the different countries of Europe, these proptechs have been born largely out of the need of their own markets, but today, they can find opportunities in other places where there is less competition.

In February this year, PropTech Bulgaria announced that the second edition of the unprecedented ‘2023 European PropTech Report: 32 Countries in Numbers‘ is ready.

The report is unparalleled for several reasons. Firstly, it is the only report that provides detailed PropTech information for all 32 European countries. (A list of all countries can be found on the Report’s landing page below.)

Second, the Report’s analyses are based on 93.5% of all existing European solutions as of February 1, 2023, or nearly 5,000 PropTech companies that are part of PropTech Bulgaria’s core database, which amounts to 6,000 solutions in its expanded form.

Fourth, the Report presents the first analytical overview of PropTech in the UAE (United Arab Emirates) and GCC countries.

Fifth, the Report is the only existing source that provides rankings of European countries in each PropTech niche. PropTech Bulgaria shares these rankings openly. The currently announced categories are Market & Transact PropTechs | ConTech.
